New Construction Incentives in Lebanon, TN: October 2026

By Lauren & Eric Garner, REALTORS® ·

New homes under construction in a growing Wilson County neighborhood

If you've been watching new construction in Lebanon, this fall is a good time to look closely. Several builders are offering real help on homes under $500K, and the offers are all different. Some lower your rate, some cover closing costs, and some knock money off the price. Here's what we're seeing this month.

What Lebanon builders are offering right now

  • Smith Douglas Homes, Sweetbriar Place (from $295,990): special adjustable-rate financing on select homes through the builder's preferred lender, for FHA and VA loans.
  • D.R. Horton, Addison Park (from $299,990): price reductions on select move-in-ready homes, plus a builder savings event that ends November 1.
  • Smith Douglas Homes, Stratford Station (from $339,990): special adjustable-rate financing on select homes, and closing cost assistance with the builder's preferred lender.
  • Ashton Woods, Cades Bluff (from $435,490): a complimentary gourmet kitchen upgrade on ready-to-build homes, for a limited time.
  • David Weekley Homes, The Preserve at Five Oaks (from $499,990): limited-time savings of up to $30,000 toward your new home, or a reduced starting rate instead.

Lennar is also building at One Lebanon Place, Knoll Creek and Dillon Pointe. Availability changes week to week, so ask us what's open.

Which incentive is actually the best deal?

It depends on your plans. A lower rate helps most if you'll keep the loan a while. Closing cost help matters most if cash to close is the tight spot. A price cut lowers your loan amount for good. Before you choose, have a lender run your payment both ways. Two offers that look similar on paper can feel very different every month.

Three things to know before you visit a model home

  1. Bring your agent the first time. Many builders require your agent to be there, or registered, on your very first visit. Text us before you go.
  2. Read the lender fine print. Most of the best offers require the builder's preferred lender. That can be a great deal, and it's still worth comparing with an outside quote.
  3. Ask about timing. Many incentives apply only to specific homes or close dates, and they can end without notice.

Incentives are as advertised on each builder's website as of October 19, 2026 and may change or end without notice. Most apply to select homes only, and many require the builder's preferred lender and buyer qualification. This is not a loan offer or commitment to lend. Please confirm current terms before making any decisions.
