New construction in Lebanon is still moving into the holidays, and builders are still offering real help on homes under $500K. A few offers changed since last month. One wrapped up, a couple got a little richer, and starting prices shifted. Here's where things stand right now.
What Lebanon builders are offering in November
- Smith Douglas Homes, Sweetbriar Place (from $289,990): special adjustable-rate financing on select homes, plus closing cost assistance, through the builder's preferred lender.
- Smith Douglas Homes, Stratford Station (from $339,990): special adjustable-rate financing on select homes for FHA and VA loans, closing cost assistance through the builder's preferred lender, and reduced prices on some move-in-ready homes.
- Ashton Woods, Cades Bluff (from $435,490): a complimentary gourmet kitchen upgrade on ready-to-build homes, special fixed-rate financing on select homes, and reduced prices on some move-in-ready homes.
- David Weekley Homes, The Preserve at Five Oaks (from $499,990): limited-time savings of up to $30,000 toward your new home, or a reduced starting rate instead. David Weekley also has a special incentive for healthcare workers, first responders, military members and teachers.
What changed since October?
D.R. Horton's savings event at Addison Park ended November 1, and their site isn't advertising a new offer right now. Homes there still start around $309,990, so it's worth a look if you don't need an incentive to make the numbers work. Sweetbriar Place's starting price dipped a bit, and Cades Bluff and Stratford Station added price cuts on some homes that are ready now. Lennar is also building at One Lebanon Place, Knoll Creek and Dillon Pointe. Availability changes week to week, so ask us what's open.
Which incentive is actually the best deal?
It depends on how long you plan to stay and where your budget is tight. A lower rate helps most if you'll keep the loan for years. Closing cost help matters most if cash to close is the hard part. A price cut lowers your loan amount for good, and it can make the appraisal easier, too. When a builder offers a choice, like David Weekley's savings or a lower starting rate, have a lender run your payment both ways before you pick.
One more thing: a move-in-ready home with a price cut can beat a bigger incentive on a home that won't be finished for months, especially if your lease is ending soon.
Before you visit a model home
- Bring your agent the first time. Many builders require your agent to be with you, or registered, on your very first visit. Text us before you go.
- Read the lender fine print. Most of the best offers require the builder's preferred lender. That can be a great deal, and it's still worth comparing with an outside quote.
- Ask about timing. Many incentives apply only to specific homes or closing dates, and they can end without notice.

Incentives are as advertised on each builder's website as of November 5, 2026 and may change or end without notice. Most apply to select homes only, and many require the builder's preferred lender and buyer qualification. Prices and availability are set by each builder. This is not a loan offer or commitment to lend. Please confirm current terms before making any decisions.
